Job Responsibilities:

·        Oversee multiple projects and participate in the allocation of resources to ensure a safe, timely and quality project while achieving and improving the profit margin.

·        Responsible for being the company’s authority on contracts between the Owner and the Company to include reading, understanding and ensuring compliance with all elements of all required applicable contracts

·        Managing receivables to ensure timely payment

·        Ensuring that subcontracts are drafted and executed in a timely fashion to facilitate project schedule

·        Closely monitoring subcontractor performance in order to ascertain whether each subcontractor is in compliance with all provisions and requirements of their contract with Company

·        Ensuring that all field records are being kept up and performing periodic audits

·        Documenting important transactions, agreements, delays or events relating to contracts, (e.g., photos, video recording, Event Logs, etc.) to ensure company’s best interest is served and protected

·        Ensuring that changes are correctly posted to budget and other job tracking systems

·        Efficiently completing project closeout in accordance with contract document and collecting retainage in a timely manner

·        Handling price negotiations and collecting for all change orders and extra work (Major changes may require estimating assistance and executive approval)

·        Participating in, performing or directing the buyout of the project

·        Developing an effective plan in cooperation with the General Superintendent for constructing the project and determining the means and methods necessary

·        Responsible for compliance with all local, state and federal regulations

·        Developing a schedule with the General Superintendent that complies with the customer’s needs, adheres to the terms of the contract and supports the planning needs of the company

·        Interfacing with subcontractors and vendors to ascertain whether work and materials are on schedule, and if not on schedule, remedying the problem by developing and implementing a recovery plan that does not adversely affect the budget

·        Assuming responsibility for profit margins and fully managing all financial aspects of the project

·        Identifying discount opportunities during the purchasing process and at the time of payment and coordinating these activities with appropriate personnel

·        Overseeing field purchases by monitoring and approving (if necessary and as appropriate) job site purchase orders and invoices to assure compliance with company policies and budget

·        Developing punch list and managing the closeout process to ensure that nonconforming work is corrected and that acceptance is smooth and timely

·        Promoting a work environment that fosters good employee morale with emphasis on mutual respect

·        Cooperating, participating and encouraging the participation of others in corporate and outside training programs
